Building from the Ground Up: A Stronger, Continuous Foundation

A well-built home begins with a carefully designed foundation. Two options that may enhance a residential foundation are using 4,000 PSI concrete for the footings and using continuous strip footings instead of isolated pad footings where structurally appropriate.

Concrete strength is commonly measured in pounds per square inch, or PSI. If structural plans specify 3,000 PSI as the minimum required strength, 4,000 PSI concrete may be used with approval from the structural engineer. The higher-rated concrete provides greater compressive strength and additional capacity beyond the minimum requirement.

The type of footing also affects how a building’s loads are transferred to the soil. A pad footing is an isolated section of concrete that typically supports a single post, column, or concentrated load. A strip footing is continuous and distributes loads along a longer section of the foundation.

Using continuous strip footings throughout appropriate areas can provide broader and more uniform support beneath a structure. Continuous footings may also connect different supporting points and create a more integrated foundation system. Strip footings may cost more since they generally require additional excavation, concrete, reinforcing steel, and labor compared with isolated pad footings, but the added investment can be worthwhile.

Concrete strength and footing type are only parts of a complete foundation system. Soil conditions, footing dimensions, reinforcement, drainage, concrete placement, and proper curing are also essential. Any change from pad footings to strip footings—or from one concrete mix to another—should be reviewed and approved by the project’s structural engineer.

Most of a foundation is hidden after construction, but it supports everything above it. We believe that thoughtful planning and proper execution at this stage can contribute to the strength, stability, and long-term performance of a home.
